This policy covers anchoreddev.com. If you are a homeowner asking about Lead Current, a lead service we have discontinued, see Lead Current (Discontinued). Spyglass, our developer dashboard, and its integrations are covered by the Spyglass privacy policy.
Who We Are
Anchored Development LLC is a web development company based in Navarre, Florida. You can reach us at contact@anchoreddev.com.
Contacting Us
When you email or call us, we receive whatever you choose to send — typically your name, email address, phone number, business name, and project details. We use it solely to respond to your inquiry and discuss your project. We never sell your contact information or share it with third parties for their marketing.
Our website previously had a contact form and project forms, whose submissions were processed by Formspree and delivered to us by email. Those forms have been retired.
Boo at the Zoo Reservations and Website Projects
If you reserve a website through our Boo at the Zoo page, we collect what the form asks for: your name, email address, business name, what kind of business it is, your current website and main goal if you give them, and your confirmations (that you may request this for the business and that you accept the reservation conditions). If you tick the optional box, we also record that you agreed to receive our promotional emails. We don't ask for payment card details, passwords or anything about children.
We use this to hold your rate, to plan and carry out your project, and to contact you about it. If you later share business details, feedback or an approval through your private project page, we keep those with the project, along with a record of the agreement you accept and the version you approve. Promotional emails are separate: the optional box doesn't change your price or your place in our schedule, and you can withdraw it at any time by emailing us.
Reservation and project records are stored in a database on Railway. We keep them while the project is active and for up to three years afterwards, for contract, approval and billing records, and then delete them. You can ask us to correct or delete them earlier, subject to records we are required to keep.
Cookies & Analytics
Our website doesn't use advertising or tracking cookies, and its public pages, including the Boo at the Zoo page, set none. The only thing they store in your browser is your choice to pause the animations, if you make one, and that choice stays on your device.
The one exception is the private project page we email you after you reserve a website. It uses a single cookie to recognise your session for up to twelve hours, so that what you share and approve is tied to your project. It is essential to that page, isn't used for tracking and is removed when it expires.
We use Cloudflare Web Analytics to see how many people visit, which pages they read, and how quickly the pages load. A small script from Cloudflare on each page records details such as the page address, the site that referred you, your browser and device type, your country, and page-load timings. It doesn't use cookies or other browser storage, and we don't use it to identify you. Cloudflare handles this data under its privacy policy.
Lead Current (Discontinued)
Lead Current was a weekly new-homeowner lead service for home-service businesses. We discontinued it in October 2026. It no longer takes sign-ups, reads public records, or sends lists. While it ran, it held:
- Customer records: for businesses that signed up, the company and contact details they gave us, their trade and ZIP codes, and Stripe's customer and subscription identifiers. Card details went straight to Stripe and never reached us.
- Public records: newly recorded home sales from county official records (deeds), matched to the county property appraiser's public records: the buyer's name as recorded on the deed, the property's address, the sale date and recorded price, and the home's year built, living area, and whether it was a new build or a resale. It never collected phone numbers or email addresses, and never combined these records with information from anywhere else.
- Opt-out requests: the names and addresses of homeowners who asked to be left off its lists.
We no longer use this information, and we don't sell it or share it. For questions or requests about anything it held, email contact@anchoreddev.com with your name and address. Lead Current never changed the county's own public records, which are maintained by your county's clerk and property appraiser.
Service Providers
We use, or have used, a small number of companies to run our services. Each one handles information only to provide its service to us:
- Formspree delivered submissions from our former contact and project forms.
- Stripe processed Lead Current payments and subscriptions.
- Resend sends our project emails, such as your reservation receipt and the link to review your site, and sent Lead Current's emails, including the weekly lists.
- Anthropic provided an AI model we used to read a small share of deed records our own software couldn't parse, such as names run together in one field.
- Railway hosts our website and the reservation and project database, and hosted Lead Current's application and database.
- Cloudflare delivers and protects our website, and provides its analytics.
Data Retention
Messages and past form submissions are retained only as long as needed to handle your inquiry and any resulting business relationship. Lead Current's records are no longer used. You may request deletion of your information at any time by emailing us, subject to records we are required to keep.
Your Rights
You may request a copy of the personal information we hold about you, ask us to correct it, or ask us to delete it. Email contact@anchoreddev.com and we'll respond promptly.
